Mortgage Repayment Calculator
Run a quick estimate of monthly repayment and total interest for a given loan amount, interest rate and tenure — useful for comparing scenarios before you approach a bank for an actual quote.
Mortgage Estimate
Estimates use simplified planning assumptions based on public rules such as IRAS stamp duty tiers and MoneySense affordability concepts. They do not replace bank approval, legal advice, HDB/CPF/IRAS assessment or professional financial advice.
Answers before you reach out.
Does this include repricing or refinancing options?
No. This shows a single fixed-rate scenario for the full tenure. Most home loans move to a different rate after an initial lock-in period, so actual repayments typically change over the life of the loan.
How much does loan tenure affect total interest?
A longer tenure lowers the monthly repayment but increases total interest paid over the life of the loan, since interest accrues on the outstanding balance for longer. Try the same loan amount at a shorter tenure to compare.
What if my interest rate changes after I take the loan?
Re-run this calculator with the new rate to see the updated monthly payment. Rate changes (repricing, refinancing, or a package moving off its initial period) directly change both the monthly payment and total interest.
