Listed asking prices reflect what sellers hope to get, not what buyers are actually paying. Recent transactions lodged for the same project — and comparable nearby projects where supply is limited — are a far more reliable read on where the market actually sits.

  • Maintenance fee level — higher monthly maintenance can offset a lower headline price for cost-sensitive buyers.

Freehold and long-leasehold projects are valued differently from ageing 99-year leasehold developments, and a project seen as having realistic en bloc potential can trade at a premium reflecting that possibility — though en bloc outcomes are never guaranteed and shouldn't be the main reason to buy.
