Where does my CPF refund go after selling?
Your CPF refund, including accrued interest, is returned to your CPF account first — it is not cash in hand. Only the amount remaining after your loan, CPF refund, fees and any SSD is your actual cash proceeds.
How is the SSD holding period counted?
Seller's Stamp Duty is based on how long you held the property between your purchase date and your sale date. Holding past the applicable SSD period (3 or 4 years, depending on when you bought) reduces the rate to 0%.
What other costs might reduce my actual proceeds?
Legal conveyancing fees, any outstanding property tax or maintenance, and bank loan redemption/prepayment penalties can all reduce your final proceeds beyond what this planning estimate covers. Ask your lawyer for a completion statement estimate before committing to a sale price.
