Do Singapore Citizens pay ABSD on their first property?
No. Singapore Citizens pay 0% ABSD on a first residential property. ABSD applies from the second property onward for citizens, and from the first property for most other buyer profiles.
Is there any ABSD remission available?
Married couples buying their first matrimonial home may qualify for ABSD remission on a second property if the first is sold within the required timeframe, and other conditions apply. Confirm eligibility with IRAS or a conveyancing lawyer before relying on a remission.
Why is ABSD higher for entities and trusts?
IRAS applies a flat 65% ABSD rate to any property bought in the name of an entity (such as a company) or a living trust, regardless of how many properties it already holds, to discourage corporate/trust structuring around residential purchases.
